We need social / collective housing in order to share appliances, small numbers of diverse vehicles and spare rooms. This should also enable a diverse mix of people to support each other, children, and the ageing population. Encourage housing coops instead of property speculators. No new large expensive houses, they do not solve anyone's housing problems, and under occupation wastes money space and energy No more treating gardens as brownfield sites, preserve existing green space wherever it is found. A balance must be struck between the high carbon cost of newbuild compared to refurbishment, and the relative ease of incorporating environmental features into newbuild. New houses must have low carbon emissions and other environmental benefits through insulation, passive solar heating, rainwater harvesting, ground source heat pumps, and electricity microgeneration. Planning consents will be automatic for most microgeneration technologies. Construction waste will be reused or recycled, and new construction materials will be obtained from sustainable sources. And they must all be "affordable"
